Hey everybody, David Ursino talking to you about Vaughan real estate as always.  I had a client come in today and he was pretty adamant, he was being pretty persistent.  He wanted to know the price of a property that I recently sold , and the place is still sold conditionally.  So when a place is sold conditionally we can’t release the sale price until it firms up – and here’s why.  Typically when a buyer comes in and they want to put in an offer on a place, they might often make the offer conditional on a home inspection or financing just to make sure that everything is in order and they get the house that they want.  Now what ends up happening is that should we release the price before a deal firms up, so that means that they’ve done their home inspection or they’ve gotten their financing approved, they’ve submitted a waiver saying they’ve done that and the deal is now firm.  If we release the price ahead of time, while it’s still in the conditional period, what happens if let’s say, if they don’t get their mortgage approved? And now I’ve told someone the price that it sold for, now the price is out there.  The place is not really sold anymore, because the conditions were not approved and now people know what the vendors are willing to accept.  That’s something that as real estate agents, we really have to protect – the price that it sold conditionally.  We don’t want the word out as to what someone accepted for their home.  And that’s it, so I hope that answers your questions about the difference between a conditional and a firm sale and when we release the price.  That’s it for me and remember, if you have any questions about Vaughan real estate or Vaughan homes for sale or anything else related to Vaughan or to real estate, by all means…shoot me an email.  I’m at This e-mail address is being protected from spambots.
