Hey everybody! It’s David Ursino here in Vaughan. The Toronto Real Estate Board put out their numbers for the month of April and there are some interesting stats in there. First of all, the average price of a home in Vaughan is just over $503,000. That’s a 13% increase from last year. But keep in mind last year was a recession. I think a better point of comparison would be 2008. From 2008 to now, there’s been a 6% increase. We’ve seen some interesting things happen here in Vaughan over the past little while.
The most important thing though, is that the amount of listings is going up. There’s way more listings, there’s way more homes for sale over then there were over the past few months. What happens when there’s more listings? Obviously there’s an adjustment in price. I think we’re going to start seeing a levelling off the average price of a home. So we’re going to go into a more balanced market. What does that mean? Well, when we’re in a balanced market obviously, I think we’re going to see way less of the multiple offers on homes. I think it will be a little bit easier for buyers to go in, take a look at homes, have some choice and decide on what they want to buy. The average days on market, which is the average amount of time it takes to sell a home was 19 days in April, I think we’re going to start seeing an increase in that.
