Hey everybody, David Ursino talking to you about Vaughan real estate as always. I had a client call me the other day wanting to list his house immediately. I’m talking about putting the For Sale sign out, getting it on MLS the day after. So of course I went to meet him...pretty quickly. I really had a discussion with them and really what’s best? Does it make sense to put your house on the market so fast? Well you really have to consider what’s going on with the market. Right now it’s the middle of August, there are a lot of homes for sale, there’s 4 months worth of inventory and it’s definitely a balanced market. It’s not a seller’s market anymore. So you really have to make your home stand out from the competition and you don’t just have to do that by lowering your price and being lower than the competition. So what do I do that really makes your home stand out? First of all let me talk to you about what the average agent does. Obviously they’ll put out a for sale sign, they’ll put it on MLS, they might do an open house, maybe run a print ad. Those are very basic things and those are the basics of real estate, and that is what the majority of real estate agents do. But you really have to do something to make your home stand out. So what do I do? Well I bring in a stager that goes through the house, gives us a written report of what needs to be done. I bring in a professional photographer to do the full virtual tour so that your home stands out. These two things really make the marketing of your home and the marketing pieces that I use for your home really stand out. Combine that now with the strong online presence that I have, so I build a personal website for your home. So my For Sale sign doesn’t just say “For Sale”. There’s also a sign hanging from it with your address dot com. So that when someone drives by, they can see your house, they can see pictures, they can see the website of your house, really showcasing your house. Combine that with the presence I have both using traditional websites and social media sites it really makes your home stand out and most importantly it makes it stand out 24 hours a day. This is what you really need to do when we’re sitting in a balanced market. Your home has to look fantastic right from the start. After all you only have one time to make a first impression.
