Hey everybody, David Ursino here talking to you about Vaughan real estate as always. As many of you already know, there was a case before the Competition bureau that involved the Canadian Real Estate Association. I'm glad to say that they've finally reached an agreement so now we can all move forward and know what applies and what doesn't apply and how to go about our business. Just to give you a bit of background on it, the issue was with the anti-competitiveness of the MLS system according to the Competition Bureau. They thought that the MLS system should have been opened up a little bit more to allow access to not just full service realtors. So what's happening now is that as a vendor, you have the option of hiring what's called a low-fee brokerage and all they'll do is list it on MLS for you. They're not going to do any of the negotiation, they're not going to do any of the marketing, they're not going to do any of the stuff that gets your house sold. So if you have the ability and the time most importantly, it takes a lot of time to sell a home so if you've got the time to sell a home, now you have the option of hiring one of these low-fee brokerages you pay them a few hundred dollars and they'll just put your home on MLS for you which is great because it gives you a lot of exposure. What I want to say is that it's great that that option is there but there's a lot of consumers out there that don't know everything there is to know about real estate though, things like marketing a home, how to price your home, what to do to make it sale, and what to do sell it for, what to accept as an offer are crucial things that can cost tens of thousands of dollars if you don't do it right. The services of a realtor bring a lot of expertise to the situation. Selling a home is not like selling a pair of shoes, there's a lot of pitfalls, some of them not obvious, and having someone with knowledge and experience I find is crucial when you're selling a home or when you're buying a home. So I find it great that that option is there. Now for those consumers that want to take this upon themselves, basically they're "For Sale By Owners" they're trying to sell their home themselves but they're putting it on MLS. So if you have the time and the expertise and you know what you're doing - fantastic, that option is there. If you don't though, I still think the services of a realtor are highly highly necessary when you're dealing with what's probably the most important asset of your life - your home.
