Hey everybody, David Ursino here talking to you about Vaughan real estate.  Today I actually wanted to talk to you about spam.  I’m not talking about the one that comes in a can, but the one that comes into your email.  Nobody likes spam.  We all get it, it clogs up our inboxes, we don’t like it.  I was recently on vacation over the holidays and I didn’t check my email as often as I normally do.  I was just continuously bombarded with emails from other agents telling me about their brand new listing.  That to me, is spam.  Because guess what? As a realtor, my job is to get on MLS, get on the MLS system every day and scour it to find properties for my clients.  I don’t need a realtor sending me an email telling me about their listing because I already know about it from checking it out on MLS because that’s part of my job obviously.  I find that a lot of realtors are saying that they have an online marketing plan and that’s what it is.  They’re sending out an email to their fellow realtors saying they have a listing.  Well that’s not really marketing, that’s push marketing, you’re spamming everyone with your emails about the listings you have and you’re not really attracting anybody else from it because realtors already see it on MLS.  It’s different if  you send an email to some clients, to a database of buyers that are looking for that type of property, then they might be interested.  But sending that email to a bunch of realtors is really useless.  And that’s what you should be aware of as someone who potentially might sell a home.  You want to ask some questions of your realtor.  What do they mean when they say they do online marketing.  It needs to be a little bit more sophisticated than just simply sending out an email.   I have a following on Facebook, on Twitter, on my website as well.  All the things that I do are based on pull marketing techniques.  That means that people actually come to my website, come to my Facebook, come to my Twitter to see what I have to say, what I have to sell.  Doing these video blogs is one way that I can generate traffic for my website to get some buyers looking at homes that I have for sale.  So that is what an online presence is about.  It needs to be a little bit more sophisticated than spamming everybody with your emails.  So it’s important that when you’re interviewing agents to sell your home that you question and you have him or her specify what they mean by an online marketing plan because a lot of the time people don’t really know what they’re doing online.  I do have a strong online presence with a lot of followers and the idea is to get as many people to look at the homes I have for sale which is important to you as a vendor.  So that’s it, that’s all I have to say about spam and pull marketing and push marketing.  I think it’s an important component of selling your home.  If you have any questions about it, I’d love to discuss it with you.  Shoot me an email, I’m at This e-mail address is being protected from spambots.
